Serving Ham Through Change: Our Support for the Ham Close Regeneration

June 20268 min readBy Jaflong Tandoori Team

The Ham Close regeneration is the biggest change our neighbourhood has seen in decades — 452 new homes, two new community buildings, and a complete reshaping of the heart of Ham. As the village evolves, Jaflong Tandoori is doing what a good local restaurant should do: feeding the people doing the work, supporting the families living through it, and being ready for the new neighbours arriving from 2026.

What is happening at Ham Close

  • 452 new homes replacing 192 1960s flats, in human-scale 3–6 storey buildings.
  • All existing social housing re-provided, plus 78 additional affordable homes.
  • The Hive — a £7m community space housing the Ham Youth Club and family services.
  • The Makers Barn — a new creative hub and home for Richmond MakerLabs.
  • Phase 1 completion Summer 2026, with later phases through 2032.

It is delivered by Richmond Council in partnership with Richmond Housing Partnership (RHP) and Hill Group. Planning was approved in 2023 and a topping-out milestone was reached in late 2025.

How we are supporting current residents

  • Family meal-deals for households in temporary accommodation — generous portions, easy to share, halal-sourced.
  • Free delivery on orders over £40 across TW10 throughout the build period.
  • Quiet table priority for older residents who want a calm, early dinner away from the noise of works.
  • Standing 10% off for RHP residents, Ham Youth Club families and community groups.

Catering for site teams and partners

Big projects need fed crews. We supply hot drop-off catering for construction, engineering and project teams across Ham — from individual hot boxes to full platters for 30+. We can invoice monthly, accommodate trade-account terms, and we know how to deliver without blocking site access.

Welcoming new neighbours

From 2026, new families will start moving into Phase 1. We are putting together a "welcome-to-Ham" package: a 15%-off first dinner, a printed local-area guide (parks, schools, Thames Path, Ham House, useful bus routes) and a friendly hello from our team. When you move in, drop into 16 Ashburnham Road and ask for it.
